Crawl Space Encapsulation
Fully encapsulating a crawl space — sealing it and insulating it — is the most complete way to solve crawl space problems for good, rather than treating symptoms one at a time.
Encapsulation means sealing all outside vents, installing a high-performance vapor barrier across every exposed wall and floor surface at or below grade, insulating the walls and rim joist, and conditioning the air inside the space. Why the Liner System Matters
A zero-perm liner system that also insulates and reflects heat delivers the most benefit. Because of what's called the stack effect, a large share of the air you breathe inside your home actually starts underneath it and travels up through the structure — warm air rises and escapes through leaks higher in the house, pulling in air from the crawl space to replace it. What Has to Happen First
Encapsulation seals a crawl space. It does not dry one. That distinction is the single most common misunderstanding about this job, and getting it wrong is expensive — sealing a space that is still taking on water traps the water inside a liner rather than keeping it out.
So the inspection establishes whether anything needs doing before the liner goes anywhere near the space:
- Bulk water — standing water after rain means drainage, a sump pump, or grading and waterproofing first. Encapsulation goes on top of a dry space, not instead of drying it.
- Structural damage — rotted joists, girders or sill plates get repaired while there is still room to work. Nobody wants to cut a new liner open six months later.
- Existing mold — remediated before it is sealed in.
If a contractor quotes encapsulation for a crawl space that floods without also quoting the drainage, they are quoting you a liner with a puddle under it.
What the Job Involves
- Clear the space — old torn plastic, debris, and any fallen or sagging insulation come out
- Seal the foundation vents and any other outside air paths into the space
- Line the floor and run the liner up the foundation walls, sealed at the seams and terminated below the sill so termite inspection strips stay visible
- Insulate the walls and rim joist, which is where the heat is actually lost, rather than between the floor joists
- Seal around penetrations — pipes, ducts, wiring — because a liner is only as good as its worst hole
- Condition the air, usually with a dehumidifier sized for the space and drained properly
